Plan Review & Guidelines

Florida law requires that all new commercial construction and renovations of 25% or more to existing are to be inspected by the Fire Official having jurisdiction to ensure the project meets Florida Fire Prevention Code.

 The Building Official cannot issue a certificate of occupancy or complete the final until approval is received form fire official that Fire Prevention requirements have been met.

Plans summited for review are required to have life safety plans, mechanical plans, electrical plans, structural plans, site plans and any equipment layout plans if applicable. The Fire Prevention Division requires an electronic version of the submitted plans in PDF format prior to final approval. Plans are reviewed for exits, emergency lighting, occupancy load, occupancy classification, and other life safety requirements that are necessary to be in compliance with NFPA 1 and NFPA 101.

Fire Alarm Systems, Sprinkler Systems, Pre-Engineered Systems, Standpipe Systems, Hood Systems and Hydrant Installations are Permitted and inspected separately. Contractor are required to submit plans, submittals, drawing details, part details and listed information that is applicable to the system being installed, including any manufactures certifications. Testing certifications and testing results shall be submitted to Fire Prevention prior to final approval. Fire Protection System plans including fire sprinkler plans, fire alarm plans, hood suppression system plans and other submitted plans are reviewed for compliance with NFPA 13, NFPA 72, NFPA 17 and additional applicable standards.

Site plans are reviewed for emergency access, fire lanes, fire hydrant locations, and fire hydrant and ISO flow calculations.
